This project consisted of constructing a new office building with below-grade parking at the Waterfront Corporate Center (WCC). Our firm managed the construction of the second of two identical buildings in this new office complex overlooking Lower Manhattan on the
banks of the Hudson River. The anchor tenant for the second
building is Marsh & McClennan - who occupies nearly
75% of the space.
Phases I and II of the WCC were developed as part of a public/private
joint venture comprised of the The Port Authority of New
York & New Jersey (PANYNJ) - who owns the property at
121 River Street - Hoboken and
SJP Properties. Construction
of the Phase II building was supervised and inspected by
the PANYNJ, and our project team worked with them on a daily
basis to ensure that construction, including the driving
of piles, sheeting, de-watering, and foundation and structural
work, met the agency's requirements. The de-watering, which
was extensive, consisted of 25 well points that were 10-feet
below water level, and had an intricate branch system that
fed into the city's sewer system. In addition to daily coordination,
the project team held weekly meetings with the PANYNJ, who
also had an office on-site, to discuss the various stages
of construction, "look-aheads" for testing and
inspection, and crane/site logistics issues.
The WCC has been regarded as a model for urban, mixed-use
planning, creating a vibrant 24/7 city environment. According
to Hoboken Mayor David Roberts the WCC is "the last
piece of the puzzle for Hoboken's southern waterfront and
represents our city's transformation into a truly cosmopolitan
urban center."
Both buildings were built on pile foundations and structural
steel frames with poured concrete decks, and are connected
by a multi-level base. The exterior is a panelized stone
and brick cavity wall system. The aluminum-framed windows
are double hung on the upper floors and glass curtainwalls
on the lower floors accent the expansive masonry openings.
The lobbies are finished with granite, limestone and wood
paneling.
In 2003, the Waterfront Corporate Center project was presented with the
Golden Trowel Award for Best in Commercial Projects by the International Masonry Institute.
