Pavarini McGovern provided preconstruction phase services and began construction on this project until the development team put the project On Hold.  This proposed development consisted of the conversion and vertical expansion of an existing eight-story 253,000-SF light industrial building into a new 21-story hotel structure totaling 402,000-SF. The first floor was to consist of the main lobby, restaurant and bar, “white box” retail, amenities and back-of-the-house operations. The existing building conversion on floors two through eight would contain the elevator lobbies, core bathrooms, “white box” for future office space and designated MERs on each floor.

Floors 9 and 10 of the addition was planned as “white box” for future office space, with the remaining new floors containing 189 guest rooms and a club with rooftop pool. The renovation scope of work was planned to include new storefronts, windows, cleaning and re-pointing of exterior masonry, as well as the construction of a new building core.  Silver LEED® certification would be achieved.
