Pavarini McGovern recently completed the construction of a new, mixed-use building that includes the first branded hotel built on the Upper East Side of Manhattan. We began this effort by providing preconstruction services to assist the developer in value engineering the project to meet their required budget, with the fast-track construction schedule lasting roughly nine months. The new 15-story, 140,000-SF building includes a hotel, private school and office space. Approximately 17,000-SF on floors one and two is occupied by the Gillen Brewer School - a private, not-for-profit educational institution offering smaller, more specialized education programs for students with special needs.
A 226-room Courtyard by Marriott hotel is located on floors five through fifteen. The 105,000-SF hotel (including the mechanical space) provides a 5,600-SF health spa with a 50-foot swimming pool, as well as sauna, whirlpool, steam, massage and exercise facilities. The hotel also serves guests who need to stay near one of the nine hospitals in the immediate area. The remaining 18,000-SF on floors three and four house office space, and are independent of the hotel, with a separate entrance and mechanical systems.
The entire building has unique, cabinet-style fan coil HVAC units, designed by the owner to provide an innovative solution that reduces the impact to the units themselves, while also providing for a more effective use of the space. Fan coils are common in areas where individual room control is essential, such as hotels, private and public office buildings, hospitals and schools.
