We are currently in the early excavation/foundations phase for the construction of a new hotel and luxury condominium high-rise building on a mid-block site on West 45th Street between Fifth and Sixth Avenues in midtown Manhattan.
The proposed development will consist of a new 45-story, 170,000-SF poured-in-place concrete structure. The new building will include 166 hotel suites from the second to seventh floors, and 57 residential units on floors eight to 45. The program will also include a shared lobby and business center at-grade, and a restaurant, lounge and mechanical space on the three levels below-grade. A metal pre-formed open-air pool with full enclosure and health center will be located on the seventh floor set back. Mechanical space for the building will also be located on the seventh floor.
The proposed structure itself is quite interesting. The tower will appear to sit atop a seven-story structural podium, setback approximately 15 feet at the seventh story, with a façade of aluminum composite panels, insulated glass units and operable awnings. The enclosure for the wider seven-story “podium” is a metal mesh screen with window wall behind it. The developer anticipates projecting images at the podium’s north (45th Street) elevation to passers-by.
