Pavarini McGovern has a niche for high-end, unique hotels in New York City - such as The Smyth located at the northern edge of Manhattan's financial district in the quiet, cobblestoned neighborhood of TriBeCa. The Smyth Hotel is an elegant, 15-story, 93,000sf, 100-key four-star hotel with 15 condominium apartments. The stone and glass structure is articulated by dark gray mullions running throughout with a combination of pre-cast concrete panels and punch through windows.

This was one of three concurrent projects and our second project for developer Tribeca Associates; and our first for hotelier Jason Pomeranc. The building was designed by architect BBG-BBGM and interiors, by designer Richard Sadeki.

The mixed-use structure includes 13 above-grade floors with two cellar levels. Amenities include a restaurant, bar and fitness area. There is a storefront at the ground floor level and a masonry party wall on the east and south sides of the structure. The building's chilled water system utilizes a condenser water cooled centrifugal chiller. The winterized cooling tower and the plate frame heat exchanger provide chilled water for intermediate seasons, making the cooling system available year round. In addition, the new structure’s heating system makes use of Con Edison steam. The steam plant generates hot water for fan coil units, perimeter heating and domestic heating utilizing steam to hot water heat exchangers.
