A new 9-story, 92,000-SF residential condominium building, designed as a contemporary homage to the elegant and utilitarian loft structures of the fashionable TriBeCa historic district. The superstructure is masonry and concrete plank with a poured-in-place concrete foundation. It occupies a long-vacant site facing the Holland Tunnel “clearing” and takes advantage of that openness and light with its industrial-scale, double-hung, sound-insulating windows. The New York City Landmarks Presentation Commission praised the design as “sensitive to the neighboring buildings.” The building is an admired, handsome and well-detailed addition to the already rich historic context. The residential interiors convey a modern sense of simplicity and spaciousness that reflect the character of a loft setting, while offering the full range of amenities expected of a luxury apartment.

The apartments feature high-end Poggenpohl cabinetry, Viking appliances, wood strip flooring throughout, full story solid mahogany windows, stone finishes, custom pendant light fixtures and fireplaces. The ground level has 12,000-SF of retail space as well as an interior landscaped courtyard with a central fountain.
