Pavarini McGovern is currently completing the construction of a new luxury condominium high-rise at 240 Park Avenue South in the Gramercy Park section of Manhattan - a neighborhood traditionally known for its chic restaurants and pre-war commercial office buildings. Ideally situated several blocks north of bohemian Union Square and south of business-oriented midtown, the location of the 17-story building, also known as 2forty, is another sign that New York City's residential market continues to buck national trends.
Tessler Developments and architect Gwathmey Siegel have envisioned a reinforced concrete structure that, according to Charles Gwathmey in an interview with Real Estate Weekly: "...blends with the context of the Park Avenue South neighborhood. It is a contemporary version of a masonry building using pre-cast stone elements."
The 110,000-SF structure will be clad in limestone tiles embedded into pre-cast concrete, with pronounced curved corner clad with a window wall system with metal panels - a design element that echoes many of the pre-war buildings in the area. Two-story window panels and a distinctive structural curvature at the southeast corner will provide some of the 50+ residential units with expansive views down Park Avenue South.
Pavarini McGovern's project manager at 2forty offered that the “workmanship from the MEP trades is being performed so smoothly and with such precision, that it is reminiscent of sculptural artwork.”
