This project consisted of converting an existing 12-story, 105,000-SF, 36-unit rental building into luxury condominiums. The new construction entailed the renovation of the existing lobby, new amenity space in the cellar, and the conversion of 25 existing, vacant apartments in condominiums. Our construction work, including the installation of new elevators and a window replacement program took place around the remaining rent-stabilized apartments. To that end, our team phased the construction activities in order to keep all required means of egress for the current residents. The exterior scope consisted of cleaning and repointing the existing brick face, including the façade, which is a New York City landmark. Cetra/Ruddy Architects led the design team. The developer, Vornado Realty Trust, is a repeat client.
