We recently completed the construction of a new 140,000-SF, 12-story condominium apartment building. The structure, located at the northeast corner of Broadway and West 110th Street in upper Manhattan, has ground floor retail space with two restaurants, a food market and a bakery. The cellar level accommodates retail storage and building services, with two new sub-cellar levels for automobile parking. The residential portion houses condominium apartments varying from 420-SF to 1500-SF.

Construction began with the demolition of two existing buildings on adjacent properties. The building structure is reinforced concrete with brick façade, and the ground floor features cast stone, steel & glass canopies, and a glazed aluminum storefront. The exterior of the building features balconies and a recreation area. The building systems involve a separate HVAC system installed for the commercial tenants, including its own cooling tower. The residential HVAC system utilizes water source heat pumps for heating and cooling. One dedicated passenger elevator, and one freight/passenger elevator, as well as two car elevators serving the parking garage service the building. Each apartment provides data and satellite provisions in addition to telephone and cable. The building also features a video intercom system in addition to the building and apartment security systems. A trash chute and central compactor will service the building.

In addition, we worked with the developer and the architect during design development to plan and present multiple building designs that met the aesthetic needs of the local community board.

The client - Broadway 110 Developers LLC - retained Platt Byard Dovell White Architects LLP as the architect for the project. We previously worked with PBDW on the 47 East 91st Street residential building project on the Upper East Side.
