Port Imperial North (PIN) is a new $800 million residential development on more than 31 acres on the banks of the Hudson River in West New York, NJ. Mirroring Manhattan from 33rd to 85th Streets, PIN will feature magnificent residences, a planned shopping promenade, a world-class hotel and an office park. We are currently in the construction phase for one of residential developer K. Hovnanian’s (KHov) new “communities” at PIN. Pavarini McGovern is also serving as the overall site coordinator for this busy project site.
One of the communities, Lofts at Riverwalk (rendering above; photo at right), will be a mid-rise 910,000-GSF loft-style residential building echoing the design appearance of a converted warehouse, and marketed to a younger demographic. This community will have approximately 268 units or “homes.”
Another future mid-rise community, Vista Pointe at Imperial Walk, will be approximately 216,000-GSF with 61 homes. This building has been designed with an irregular footprint and will have the highest-end condominium units with unobstructed views towards Manhattan, and situated adjacent to the waterfront esplanade.
Amenities will include an indoor pool, state-of-the-art fitness center, wine storage with tasting area and a festive party room. Each of these homes will have dramatic, sun-drenched living rooms, with floor-to-ceiling panoramic windows opening to views of Midtown Manhattan. The state-of-the art designer kitchens will feature a suite of ultra-modern stainless-steel appliances, European cabinetry, granite countertops and an upscale, convenient design ideal. There will be hardwood floors, marble bathrooms and exquisite master suites throughout each home. Both buildings will have at-grade retail and parking as part of their scopes, as well as concrete superstructures and exposed brick façades.
Pavarini McGovern’s work recently began with a flat datum. KHov managed all demolition and site excavation/earthwork, along with site utilities to within five feet of each new community. Our scope began with driving the piles for the Lofts at Riverwalk. The PIN site is rife with construction activity with multiple CMs working on various new buildings. To that end, KHov has hired Pavarini McGovern to manage and coordinate the logistics for the entire PIN site.
The overall program for PIN involves adding eight new residential buildings - or communities, as they are known to KHov - to the burgeoning waterfront. More new communities at the PIN site have been planned for the very near future. |
