The construction of this new 18-story, 120,000-SF structure involved combining two buildings located on the corner of 54th Street and Fifth Avenue in New York City into one building. The corner building, designated as 685 Fifth Avenue, underwent a complete gut-rehab with only the structure and the brick/terra cotta façade remaining. The scope called for the demolition of the adjacent building at 683 Fifth Avenue. A new reinforced concrete structure with floor plates designed to match the elevation those of 685 Fifth Avenue replaced the demolished building, and a new façade along Fifth Avenue blends the two buildings together.
The team installed new core elements and upgraded the infrastructure throughout the building, in order to comply with New York City seismic code requirements. The scope also included a façade restoration and window replacement program. The technical service upgrade consisted of new electrical service at 4,000 amps at 120/208V, 3 phase, 4 wire and a new HVAC system comprised of a water cooler, A/C units, cooling towers and a steam PRV station (utilizing ConEd steam).
Pavarini fit out the Gucci boutique and support areas and the storefront received a new limestone veneer. The first four floors of the combined building are an open atrium for the boutique. Storage and support space for the boutique is located in the basement and on the fifth and sixth floors. We completed the project eight months ahead of schedule and saved the client 12% of the original construction cost.
